Everyone is tuning up their grills gas and charcoal alike. We all need to remember a few simple safety measures to ensure a safe, happy grilling season.

Here are a few tips from the
National Fire Protection Association:

Facts & figures
• In 2002, gas and charcoal grills caused 900 structure fires and 3,500 outdoor fires in or on home properties, resulting in a combined direct property loss of $30 million.
• Gas grills have a higher fire risk than charcoal grills; leaks and breaks are the leading cause, accounting for nearly half of gas grill fires.
• Gas-fueled grills caused an estimated 600 home structure fires and 3,200 home outdoor fires in 2002.
• Charcoal grills have a higher risk than gas grills of death due to fire or unvented carbon monoxide; most of these deaths do not involve fire.
• Charcoal-fueled or other solid-fueled grills caused an estimated 300 home structure fires and 300 home outdoor fires in 2002.
• Placing combustibles too close to heat, and leaving cooking unattended, are the two leading causes for charcoal grill home structure fires.
• Half of all gas grill and charcoal grill home structure fires begin on an exterior balcony or unenclosed porch.
• Gas fuel is the leading item first ignited for home outdoor gas grill fires.
• Structural member or framing, wall coverings, exterior trim, and plants are the leading items first ignited in home structure or outdoor charcoal grill fires.
Source: NFPA’s One-Stop Data Shop

Safety tips
• Gas and charcoal BBQ grills must only be used outdoors. If used indoors, or in any enclosed spaces, such as tents, they pose both a fire hazard and the risk of exposing occupants to toxic gases and potential asphyxiation.
• Position the grill well away from siding, deck railings and out from under eaves and overhanging branches.
• Place the grill a safe distance from lawn games, play areas and foot traffic.
• Keep children and pets away from the grill area: declare a three-foot "safe zone" around the grill.
• Put out several long-handled grilling tools to give the chef plenty of clearance from heat and flames when flipping burgers.
• Periodically remove grease or fat buildup in trays below grill so it cannot be ignited by a hot grill.
Charcoal grills
• Purchase the proper starter fluid and store the can out of reach of children, and away from heat sources.
• Never add charcoal starter fluid when coals or kindling have already been ignited, and never use any flammable or combustible liquid other than charcoal starter fluid to get the fire going.
Propane grills
• Check the gas cylinder hose for leaks before using it for the first time each year. A light soap and water solution applied to the hose will quickly reveal escaping propane by releasing bubbles. If you determine your grill has a gas leak, by smell or the soapy bubble test, and there is no flame:
o Turn off the gas tank and grill.
o If the leak stops, get the grill serviced by a professional before using it again.
o If the leak does not stop, call the fire department.
o If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not attempt to move the grill.
o Use only equipment bearing the mark of an independent testing laboratory. Follow the manufacturers’ instructions on how to set up the grill and maintain it.
o Never store propane gas cylinders in buildings or garages. If you store a gas grill inside during the winter, disconnect the cylinder and leave it outside.
A final word about cookouts: Propane and charcoal BBQ grills must only be used outdoors. If used indoors, or in any enclosed spaces, such as tents, they pose both a fire hazard and the risk of exposing occupants to toxic gases and potential asphyxiation.

National Fire Protection Association Winter/Holiday Fire Prevention Tips

National Fire Protection Association Winter/Holiday Fire Prevention Tips

The winter holidays are a time for celebration, and that means more cooking, home decorating, entertaining, and an increased risk of fire due to heating equipment and holiday decorations and lighting.

* Be careful with holiday decorations. Each year, hospital emergency rooms treat about 10,800 people for injuries, such as falls, cuts and shocks, related to holiday lights, decorations and Christmas trees. In addition, there are 11,000 candle-related fires each year, resulting in 150 deaths and 1,200 injuries annually. Christmas trees are involved in about 400 fires annually, resulting in 20 deaths, 70 injuries and an average of more than $15 million in property loss and damage. Here are some CPSC tips to make your holiday a safe one.

Winter Maintenance Tips from A2Z Inspections

Home Maintenance Tasks for September - Winter's Coming and here in Northeastern PA winter comes quick!

- Look for cracks and holes in house siding or paint. Announce Changes to 1998 Recall Program to Replace Dangerous Home Heating Vent Pipes

WASHINGTON, D.C. - The CPSC and Goodman Manufacturing Company, of Houston, TX, are urging consumers who have not yet responded to the previously-announced 1998 recall to do so immediately. After October 1, 2009, the remedy consumers receive will change to be identical to modifications recently announced for a related recall.

The recall included about 10,000 Plexvent and Ultravent HTPV pipe systems attached to certain Goodman mid-efficiency furnaces manufactured from October 1988 to July 1994 (models GUP, GDP, GUPS, GDPS, GUPI, GDPI, GUPX, GDPX, GMP and GMPV for the following brands manufactured by Goodman: Janitrol, GMC, Hamilton Electric, Franklin, Liberty and Sears/Kenmore). The HTPV pipe used for these vents could be susceptible to corrosion, cracking and joint separation, which could result in the release of carbon monoxide (CO) into living areas, posing a danger to consumers. Goodman did not manufacture the HTPV pipe.

The following table describes the different remedies available to consumers with qualifying furnaces that use the two leading brands of HTPV pipe - Plexvent and Ultravent.

Valid claims initiated on or before October 1, 2009, with remediation completed and required documentation submitted by January 1, 2010.

Plexvent owners AND Ultravent owners: Will receive a new, professionally-installed venting system free of charge or a new, high-efficiency Goodman furnace and suitable vent for the manufacturer's price (of just the furnace), with no charge for labor, associated materials or dealer markup.

Valid claims initiated after October 1, 2009

Plexvent owners: A rebate up to $400 toward either an HTPV replacement system, or a new, high-efficiency furnace from Goodman that does not require HTPV.
Ultravent owners: A rebate up to $250 toward either an HTPV replacement system, or a new, high-efficiency furnace from Goodman that does not require HTPV.

Consumers who register after October 1, 2009 and who choose to repair their systems will be responsible for up-front payment of parts, labor and permits, and will be responsible for arranging to have the work performed.

Consumers should determine whether they have a recalled HTPV pipe system by checking the vent pipes attached to their natural gas furnace. In addition to receiving relief for the damages to their property, members of the class action are seeking medical monitoring for the adverse effects of prolonged exposure to the toxic chemicals.

Top 10 Design Trends of 2009: Click here to see them on HGTVPro!

"We have filed a national class action because more than 60,000 homes in 13 states are believed to have defective Chinese drywall," said Victor M. Diaz with Podhurst Orseck. "We anticipate that when the Consumer Products Safety Commission completes its investigation, this product will be recalled across the country. This could be potentially one of the largest product liability cases related to home construction in U.S. history."

Morris-Chin and Green purchased their home in a Homestead, Fla. community developed by a national builder in 2006. Shortly after, they began noticing damage from the defective drywall around the new house. An air-conditioning coil was completely black and iced over when it should have been copper-colored and ice-free. Two home computers suddenly stopped working and the wiring in the nearby outlets was found to be covered in black soot. The family developed physical symptoms including respiratory ailments and headaches.

"When certain chemical compounds in the drywall are exposed to moisture and react with other chemicals found in the houses, they create noxious chemicals that overwhelm the homes with unpleasant odors and lead to costly damages," said Jacob Givner with Higer Lichter Givner. "For many homeowners this situation has become dire. They have been forced to flee their homes and secure rental housing. They are falling behind in their mortgage payments and worried about the unknown health effects from being exposed to the toxic chemicals."

Members of the class action claim they have incurred economic damages and are entitled to recover monetary damages for the replacement and repair of their homes; the removal and replacement of all of the drywall; the replacement of other property (air conditioner and refrigerator coils, microwaves, faucets, utensils, copper tubing, electrical wiring, computer wiring, personal property, electronic appliances, and other metal surfaces and household items); and the repair and replacement of any material contaminated or corroded by the drywall.

The class members have also incurred significant costs to move out of their homes and find temporary housing until their homes are remediated, said Mark Blumstein of The Blumstein Law Firm.

"Not only are these families unable to enjoy their new homes, but the properties have lost value due to the stigma of having defective drywall," he said. "For some members of the class action, the consequential damages include the loss of the home to foreclosure because they've been unable to pay their mortgages while also paying for safe-haven housing."
In February 2009, the law firms of Higer Lichter & Givner and The Blumstein Law Firm were the first to file a class action in state court on behalf of Florida residents who purchased new homes constructed with the defective drywall.
As you turn up the heat this winter season experts say the threat of carbon monoxide is much greater but there are ways to protect yourself.

Carbon monoxide is called the silent killer. According to the Environmental Protection Agency it is responsible for thousands of deaths a year.

With the recent cold snap experts say there are ways to keep you and your family safe.

Chris Duphily of A2Z Home Inspections made a call Thursday to Meyers Real Estate office just off Route 115 in Effort.

He's checking for what he calls a silent killer, carbon monoxide, a colorless, tasteless, and nearly odorless gas that can kill.

"It's responsible for about 1,500 deaths annually according to the CPSC and the EPA,"Chris Duphily said.

Owner Bob Meyer said he wanted Duphily to come out because he installed a new furnace about a year ago and wanted to make sure it was venting correctly.

Most carbon monoxide exposure is caused from poor ventilation in heating systems.

"I thought it was a good time to see if it is working properly, if it is set up properly, the air flow and such or if anything changed since the installation last year," Meyer said.

To keep safe, Duphily advises both home owners and businesses to get their chimneys and heating systems checked and cleaned at least once a year.

"Maintained, I mean, have a licensed HVAC contractor come out and clean the flue, check the draft, make sure that everything is within spec of the manufacturer," Duphily explained.

Also, keep carbon monoxide detectors up to date.

"Carbon monoxide and smoke detectors are extremely important. One thing different about carbon monoxide detectors is they need to be replaced every five years as per manufacturers instructions," Duphily added.

Fortunately for Meyers Real Estate their carbon monoxide test came back negative.

Symptoms of carbon monoxide exposure include headaches and nausea. If you are experiencing these and think you have been exposed to carbon monoxide, open your windows and call your local fire department.

Changes to 1998 Recall Program to Replace Dangerous Home Heating Vent Pipes

NEWS from CPSC
U.S. Consumer Product Safety Commission
Office of Information and Public Affairs
Washington, DC 20207

FOR IMMEDIATE RELEASE
January 15, 2009
Release #09-099

Manufacturers' Recall Hotline: (800) 758-3688
CPSC Recall Hotline: (800) 638-2772
CPSC Media Contact: (301) 504-7908

CPSC, Manufacturers Announce Changes to 1998 Recall Program to Replace Dangerous Home Heating Vent Pipes
Remedy Changes for Registrations after May 1, 2009

WASHINGTON, D.C. - The U.S. Consumer Product Safety Commission (CPSC) and various home heating furnace, boiler, and high-temperature plastic vent (HTPV) manufacturers are urging home owners who have not yet responded to the previously-announced 1998 recall, to do so immediately. After May 1, 2009, the remedy consumers receive under the existing program, which has been operating continuously for almost 11 years, will change.

The recall, first announced in February 1998, included about 250,000 Plexvent and Ultravent HTPV pipe systems attached to gas or propane furnaces and boilers in homes. The HTPV pipes can crack or separate at the joints and leak deadly carbon monoxide (CO) gas. The following table includes the different remedies available to consumers with qualifying heating systems vented with two leading brands of HTPV pipe - Plexvent and Ultravent.

For valid claims initiated on or before May 1, 2009, with remediation completed and required documentation submitted by October 1, 2009: Plexvent owners will receive a new, professionally-installed venting system free of charge or a rebate up to $$400 towards purchase of a new, high-efficiency appliance from the same manufacturer that does not require HTPV. Ultravent owners will receive a new, professionally-installed venting system for about $$250 or a rebate of $$250 towards purchase of a new, high-efficiency appliance from the same manufacturer that does not require HTPV.

For valid claims initiated after May 1, 2009: Plexvent owners will receive a rebate up to $$400 toward either an HTPV replacement system, or a new, high-efficiency appliance from the same manufacturer that does not require HTPV. Ultravent owners will receive a rebate up to $$250 toward either an HTPV replacement system, or a new, high-efficiency appliance from the same manufacturer that does not require HTPV.

Consumers who register after May 1, 2009 and who choose to repair their systems will be responsible for up-front payment of parts, labor and permits, and will be responsible for arranging to have the work performed.

Consumers should determine whether they have a recalled HTPV pipe system by checking the vent pipes attached to their natural gas or propane furnace or boiler. Vent pipes subject to this recall can be identified as follows:

the vent pipes are plastic;

the vent pipes are colored gray or black;

"Plexvent," "Plexvent II" or "Ultravent" is stamped on the vent pipe or printed on stickers placed on pieces used to connect the vent pipes; and

the vent pipes are located on furnaces (and the pipes go through the sidewalls of structures) or on boilers.
Other plastic vent pipes, such as white PVC, are not included in the recall.

After checking the vent pipes, consumers should call (800) 758-3688 between 8 a.m. and 7 p.m. ET Monday through Friday to sign up for HTPV pipe system replacement. The following manufacturers are participating in this program:

Armstrong Air Conditioning Inc., Bard Manufacturing Co., Burnham Corp., Dunkirk Radiator Corp., Evcon Industries Inc., Heat Controller Inc., International Comfort Prod. Corp.(USA), Lennox Industries Inc., Nordyne Inc., Peerless Heater Co., Pennco Inc., Plexco Inc., Raypak Inc., Rheem Manufacturing Co., Slant/Fin Corp., The Trane Co., Trianco-Heatmaker Inc., Utica Boilers Inc., Vaillant Corp., Weil-McLain, Westcast Inc., York International Corp.York International Corp.

CPSC reminds all consumers to have fuel-burning appliances professionally inspected each year to check for cracks or separations in the vents that could allow CO to leak into the home. In addition, CPSC recommends that every home should have at least one CO alarm.

To see this recall on CPSC's web site, including pictures of the recalled products, please go to:
http://www.cpsc.gov/cpscpub/prerel/prhtml09/09099.html

I hope the short video works here, I apologize for the poor quality in advance but I have NEVER had my CO detector rise this dramatically when testing ambient air (the air in our normal living space).

Background: A client's CO monitors started alarming Sunday morning, she called 911 and the fire co. came out immediately. She shut both heating systems down - 1: Oil fired furnace located in the basement and 1: Coal stove located in the living room. She then opened the windows to air out the house. Fire dept. was there in minutes, they started the units and had no measurable readings. They leave, saying it might be a low battery in the co monitors (mind you this lady has Four CO monitors within 800 sq ft of living space).

Monday everything seems fine to her except for a slight smell of Sulfur, Today she awakes to the CO monitors going off again. She see's My ad specifying CO testing and calls me. I turn my CO monitor on outside and let it go through it's one min. calibration (highest calibration limit I could set). Upon entering the home I had a 27 - 34 ppm reading, I test the air around the flue of the coal stove (Installed this past summer) and my co detector climbs to over 500 ppm in under 2 min.

Shut unit down advise to have chimney and unit thoroughly inspected and a co test performed after repairs are made. (Oil fired furnace was also tested with no co leakage noted).

Chimney cap prevented me from checking the chimney lining for blockages.

Note the soot on the brick wall where the flue enters the chimney and the soot under the harman logo. This inspection was only for the presence of CO so no intrusive testing was performed. That being said, I'll bet my last dollar that the flue or chimney is blocked.

Video: AGAIN this video was NOT taken in the flue, this was in ambient air 3" from the flue pipe - where the flue fits into the collar of the stove.

Safe Holiday Decoration Hints

Safe Holiday Decoration Hints

As the holidays approach, the Consumer Product Safety Commission (CPSC) is urging people to look for and eliminate potential dangers from holiday lights and decorations that could lead to fires and injuries. In 2006 there were 551
reported cases and is 52 deaths. This
compared with 389 reported
cases the previous year.

Notes to Editors:

1. The Health Protection Agency’s Annual Conference takes place at the University of Warwick from 15th to 17th September. Further information can be found at the conference website at www.healthprotectionconference.org.uk

2. Legionnaires’ disease is a type of pneumonia, and on average 1 in 10 people with symptoms die from the infection. It is a bacterial infection which affects the lungs, originating from water sources such as showers or spa pools and spreading through the air as an aerosol.

3. Most people exposed to Legionella do not become ill and it cannot be spread from person to person. Contaminated water sources are the most likely source of infection. Legionnaires' disease can affect people of all ages but it mainly affects those over 50 years of age and tends to affect men more than women.

4. The symptoms of Legionnaires' disease include a 'flu-like' illness with muscle aches, tiredness, headaches, dry cough and fever, leading on to pneumonia. Sometimes diarrhoea occurs and confusion may develop. It can be most effectively treated with antibiotics when diagnosed early.

5. Without proper maintenance and cleaning, your newspaper kindling could quickly turn into a disaster, causing thick black smoke and carbon monoxide (CO) to enter your home, endangering the lives of you and your loved ones.
Your fireplace is the perfect way to keep warm and cozy as the weather begins to cool. Keep friends and family safe and healthy by following these tips to prevent a fireplace fiasco:

Call a Professional
Have a professional chimney sweep inspect and clean your fireplace and chimney every year. It may not appear as though anything is wrong, but there's a whole lot more going on inside the chimney than you may think. Visit the Chimney Safety Institute of America at www.csia.org for information on contacting a chimney sweep professional in your area.

Keep Critters Out
Birds and other animals like to live in warm areas when the weather gets cooler, and the chimney is one of the first places they'll call "home." Install a chimney cap to prevent animals and debris from getting in. Construction materials range from practical wire mesh to more elaborate and decorative brass and bronze. A brief consultation at your local Ace store will help you find one that meets your needs while keeping unwanted visitors at bay.

A Flue that Works for You
When lighting a fire, always be sure that the flue has been opened properly, and likewise, make sure it closes tightly after the fire has been extinguished. This not only minimizes health and safety risks but can also lower energy costs by reducing the influx of cold air into the house. To test how airtight your flue is, close it all the way and feel inside the fireplace for drafts - if you can feel cool air coming through and cracks or crevices, your flue may require repair or replacement. Chimney professionals will often recommend installing a damper on top of the chimney, which can be opened and closed from the inside and will seal out drafts when the fireplace is not in use.

A2Z Home Inspections provides Carbon Monoxide testing through out the Poconos including:Pike, Monroe, Carbon and Lackawanna county - Milford PA, Dingmans Ferry PA, Lordes Valley PA, Bushkill PA, East Stroudsburg PA, Mount Pocono, Effort PA, Wind Gap PA, Scanton PA, Albrightsville PA

Fireplace and chimney fires can easily be prevented if you follow these simple tips. According to the National Association of Home Builders (NAHB), window replacements total 44% of all remodeling jobs. If you are a proficient handyman, window replacement is a task that does not necessarily require a contractor. Replacing an old window is something a Do It Yourself homeowner can tackle with some basic carpenter's knowledge and a few basic carpentry tools that you probably already own. If your old wooden window is drafty, does not open or close well, or is showing signs of water damage and decay, it is probably time to think about replacing it with a state-of-the-art, Low-E glass, new vinyl clad window. Are the joints tight? Are extenders and splash blocks under the downspouts? Any leaves in the roof valleys? Check for tree branches overhanging roofs. See if the septic tank needs pumping out. Be sure the pool is properly shut down and winterized. Check/provide snow fences if needed to direct the snow away from the house. Assess your back yard for winter: Is the BBQ put away and covered? Are lawn and garden tools stored in the shed or garage? Has the lawn furniture been winterized? Make sure there's room in the garage for your car(s). Have hose bib covers handy for a freeze. Check the nooks and crannies for snakes, spiders and scorpions that will be looking for winter warmth. Check windows: Are they tightly caulked? Have window screens been removed and cleaned? Is your weather stripping tight? In the North: Have something handy to de-ice walkways and steps. In the South: Be sure rat/mouse bait is in places safe for pets and children.

Winterizing Garden Equipment

If you are like many homeowners, you probably spent a bunch of hard-earned money for a good lawnmower that you are proud of and use a lot. Remove all dishwasher contents (leave the racks) and run with no detergent and the following, as applicable: for mold, place one tablespoon of bleach in your dishwasher and run it for a full cycle; for rust, use a rust remover (ask for the right one at a hardware store) and run a cycle; for stains, place a cupful of white vinegar in your dishwasher and run it for a full cycle. While many homeowners are aware of the potential hazards related to automatic door openers, other components of the garage door also present potential risk.

Many standard overhead garage door parts can be dangerous if damaged, improperly installed or otherwise not in proper functioning order. To help ensure the safe use of their garage doors and avoid injury, homeowners should be familiar with the basic door components and know how they should be maintained.

Mounting Tracks and Hardware. While the rollers and cables help with door operation, if the tracks are not positioned properly and firmly attached to the structure, there is risk of the door coming off the track and falling from an overhead position. Rollers should be well lubricated and free-moving and the track should not be bent or distorted in any way. Friction marks are a sign of binding, which increases the possibility the door could get hung up. If substantial damage exists, the door should not be operated until repaired.

Corner Brackets. The corner brackets are the two brackets that are attached to the lower corners of the door. The cables that lift the garage door are typically attached to these brackets. Since these cables are under high tension, the brackets could disconnect and fly off in a potentially dangerous manner if loose or damaged.
Springs. Garage doors are typically balanced either by torsion springs or extension springs. A garage door that does not go up and down smoothly when manually operated probably has a defective or unbalanced spring system. Eventually, all springs will wear out and break. Any cables that are corroded, frayed or have loose strands may be in danger of breaking. Due to the high tension in the cables, any repairs or adjustments to springs should only be made by a qualified service company.

For safety, the extension springs can either be enclosed in a metal tube or a safety cable can be installed inside the extension spring. Either method can help contain the spring and prevent injury. Many areas now require these safety cables or spring enclosures on new installations.

Lift Handles and Pull Ropes. A lift handle or rope is typically attached to the garage door allowing manual door operation. If an automatic opener is attached to the door, lift handles or pull ropes that could easily snag on someone or something should be removed.

Panel Section Joints. As a safety precaution, never attempt to operate the door by placing fingers in the section joint. Many people have been injured attempting to close a door by placing their fingers in an open section joint and pulling down on the door, thus pinching their fingertips. Some garage doors are now being equipped with finger-protecting joints that will minimize the chance of fingers being placed or easily sliding into the joint.

Entrapment Protection. Residential garage door openers manufactured since the early 1990s should either have an external entrapment protection device, such as an “electric eye” which “sees” an object obstructing a door without actual contact with the object, or a door-edge sensor. The door-edge sensor acts much like the door edge sensor on elevator doors and reverses the door upward if it contacts an object.

A contact control is also needed to monitor the door for full closure. If it doesn’t close in a set time, it will reopen. Another option is a wall-mounted control that requires full hands-on operation while the door closes.

These safety features should be checked periodically following the door and opener manufacturer’s guidelines. Older automatic garage door openers without these modern safety features should be retrofitted or replaced for safety reasons.

Stroudsburg PA Seller Inspections

Selling your Home?
       Do not sell yourself short!

Most sellers over look key advantages in having a pre listing or sellers inspection done. This section provides information on the proper care and use of your septic system. At a minimum, the septic tank needs to be pumped out every three to five years. If you decide to not maintain your system here is what you should look forward to:
1. Falling septic system can be a threat to public health and the environment, especially your drinking water supply or nearby recreational waters.
2.Reduces YOUR Property Value and has a negative aesthetic impact.
3.The system is expensive to repair and may require frequent pumping of your septic tank, possibly the installation of a holding tank, or the possibly that you have to MOVE OUT of Your HOME.
4.Frequent back-ups of sewage or sewage gases into your home.
A few warning signs that you may have a problem:
• Sewage water surfacing over the drainfield or disposal bed.
• Slow drainage of sinks and toilets, piping clogs, frequent back-ups, and need for very frequent pumping.
• Very green grass or growth and wet to saturated soil conditions over drainfield. Foul smell and sewage odors.
DO NOT
• Add excessive amounts of harsh chemical to the system. Normal household cleaners in normal amounts should harm the system, but highly concentrated solutions or toxic chemicals may upset the system.
• Do not drive, park, or store heavy objects over the on-lot subsurface disposal area.
• Do not pour cooking oils, lard, cooking fats or greases down the drain. Try to separate this waste and dispose as part of the household trash.
• Do not connect cellar drains, sump pumps or rain downspots to the septic tank system.
• Put disposable diapers, sanitary napkins, tampons, or other materials containing non-biodegradable substances into the system.
• Do not waste water and do not install high water use device without determining the capacity and capability of the system.
• Do not concentrate water usage, spread out high volume use throughout the week. This would include eliminating wash day and it would be better to run dishwashers and clothes washers on separate evenings or low water use periods.
• Do not plant trees over or near the soil absorption systems. Roots could clog or damage the drainage pipes.
• In general, septic tank cleaners or enzymes are not needed for residential systems and by no means should this replace the regular septic tank pumping schedule as shown in Table 3. In some cases, these cleaners cause the sludge blanket to be carried into the absorption bed, which causes the absorption area to become clogged.
• Never turn off and aerobic tank, even if you are going away for a short trip.
Do
• Install a properly designed and sized system. If possible, it would be advisable to consider installing additional septic tank capacity and a slightly large soil absorption field. If a maintenance plan is not provided by the designer or township, it would be advisable to have your design consultant prepare a maintenance plan for your system.
• Properly use and maintain the system, which includes pumping the septic or aerobic tank, inspecting the system, cleaning laterals and/or delivery lines, and other maintenance items specific to the system.
• Divert surface water and roof runoff away from the septic tank and soil absorption area.
• Take showers rather than a bath and install low flow water conservation devices.
• Operate dishwashers and cloth washers with only full loads and spread out the water usage throughout the week. It is better to run these machines many times during the week rather than on the same day. NO MORE WASH Day ! Also, consider running these devices during periods of low water usage.
• Maintain records regarding the original site testing, permitting, design, inspection, maintenance, and repairs to the system.
• Avoid construction on wet soil. If the soil is worked while wet smearing and increased compaction could greatly reduce soil permeability and infiltration rate.
The pumps for pressure distribution systems with an audible and visual alarm to alert you to problems.
<img width='1' height='1' materials.
Keep candles away from decorations and other combustible materials, and do not use candles to decorate Christmas trees.
Carefully inspect new and previously used light strings and replace damaged items before plugging lights Do not overload extension cords.
Don't mount lights in any way that can damage the cord's wire insulation (i.e., using clips, not nails).
Keep children and pets away from light strings and electrical decorations.
Turn off all light strings and decorations before leaving the house or going to bed.

Holiday entertaining

Unattended cooking is the leading cause of home fires in the U.S. When cooking for holiday visitors, remember to keep an eye on the range.
Provide plenty of large, deep ashtrays and check them frequently. A fresh tree is green, needles are hard to pull from branches and when bent between your fingers, needles do not break.
When setting up a tree at home, place it away from fireplaces, radiators or portable heaters. Place the tree out of the way of traffic and do not block doorways.
Cut a few inches off the trunk of your tree to expose the fresh wood. This allows for better water absorption and will help to keep your tree from drying out and becoming a fire hazard.
Be sure to keep the stand filled with water, because heated rooms can dry live trees out rapidly.

Make sure the base is steady so the tree won't tip over easily.

Lights
Never use electric lights on a metallic tree. The tree can become charged with electricity from faulty lights, and a person touching a branch could be electrocuted.
Before using lights outdoors, check labels to be sure they have been certified for outdoor use.

To hold lights in place, string them through hooks or insulated staples, not nails or tacks. Never pull or tug lights to remove them.
Make sure all the bulbs work and that there are no frayed wires, broken sockets or loose connections.
Plug all outdoor electric decorations into circuits with ground fault circuit interrupters to avoid potential shocks.
Turn off all lights when you go to bed or leave the house. The lights could short out and start a fire.

Decorations
Use only non-combustible or flame-resistant materials to trim a tree. Choose tinsel or artificial icicles of plastic or nonleaded metals.
Never use lighted candles on a tree or near other evergreens. Always use non-flammable holders, and place candles where they will not be knocked down.
In homes with small children, take special care to avoid decorations that are sharp or breakable, keep trimmings with small removable parts out of the reach of children.

Avoid trimmings that resemble candy or food that may tempt a young child to eat them.

Fireplaces
Before lighting any fire, remove all greens, boughs, papers, and other decorations from fireplace area. Check to see that the flue is open.
Use care with "fire salts," which produce colored flames when thrown on wood fires. It can fall on the floor and a curious child or pet may eat it. This can cause anything from mild distress to death.
Keep any ribbons on gifts and tree ornaments shorter than 7 inches. A child could wrap a longer strand of ribbon around their neck and choke.
Avoid mittens with strings for children. The string can get tangled around the child’s neck and cause them to choke. It is easier to replace a mitten than a child.
Watch children and pets around space heaters or the fireplace. Do not leave a child or pet unattended.
Store scissors and any sharp objects that you use to wrap presents out of your child’s reach.
Inspect wrapped gifts for small decorations, such as candy canes, gingerbread men, or mistletoe berries, all of which are choking hazards.

Deaths, injuries and property damage from consumer product incidents cost the nation more than $700 billion annually. The CPSC is committed to protecting consumers and families from products that pose a fire, electrical, chemical, or mechanical hazard or can injure children. Knowing your ABC’s of toy safety will make for happy holidays: (A) awareness, and knowing the (B) benefits, for (C) consumers – (Awareness Benefits Consumers).

Awareness is not only knowing there is a CPSC and what the agency does to protect consumers but also being aware of what poses the greatest risks. The leading causes of toy-related fatalities include choking and aspiration of toy parts.

The increased scrutiny of toys and the CPSC has led to B, or benefits, to consumers. CPSC has increased the agency’s inspections of toys and is taking the action needed to remove violative products from the marketplace. More companies are testing their products and reporting possible safety problems.

The Chinese government has signed new agreements to conduct pre-export inspections to prevent lead painted toys and other unsafe toys from being exported to the U.S.

“CPSC recalled 61 toys involving more than 25 million product units in 2007, underscoring CPSC’s daily commitment to keeping consumers safe 365 days a year,” said Acting CPSC Chairman Nancy Nord. “Toys today are undergoing more inspection and more intense scrutiny than ever before.”

Finally C, consumers should stay informed and be aware of recalls by signing up to receive direct e-mail notification of recalls at www.cpsc.gov. CPSC has launched a “Drive to 1 Million” to sign up at least 1 million consumers to receive this direct notification.

Consumers can also be more aware by shopping with CPSC's Top Safe Shopping Tips for this year:

Ride-on Toys – Riding toys, skateboards and in-line skates go fast and falls could be deadly. Helmets and safety gear should be sized to fit.

Small Parts – For children younger than age three, avoid toys with small parts, which can cause choking.

Magnets – For children under age six, avoid building sets with small magnets. If magnets or pieces with magnets are swallowed, serious injuries and/or death can occur.

Projectile Toys – Projectile toys such as air rockets, darts and sling shots are for older children. Improper use of these toys can result in serious eye injuries.

Chargers and Adapters – Charging batteries should be supervised by adults. Chargers and adapters can pose thermal burn hazards to children.

To choose appropriate toys for children:

Be a label reader. Look for toy labels that give age and safety recommendations and use that information as a guide.

Select toys to suit the age, abilities, skills and interest level of the intended child. Look for sturdy construction, such as tightly-secured eyes, noses and other potential small parts.

For all children under 8, avoid toys that have sharp edges and points.

Once the gifts are open:

Immediately discard plastic wrappings on toys before they become dangerous play things.

Keep toys appropriate for older children away from younger siblings or neighbors.

Pay attention to instructions and warnings on battery chargers.
